Lending in Westmead
Westmead 2145 has the tightest rental vacancy rate in the Parramatta area at 1.06%, driven by the Westmead Health and Innovation Precinct. Median unit price is $590,100 returning a 5.56% gross yield, against a median house price of $2,000,000 on only 31 sales. Westmead station is a designated Low and Mid-Rise housing area, which brings 450 square metre and 12 metre non-discretionary standards within 800 metres walking distance.
Westmead is different from every other suburb in this corridor because its economy is a hospital precinct. Westmead Hospital, the Children's Hospital at Westmead and the surrounding research and university facilities employ tens of thousands of people, and a large share of the borrowers we see here work in them.
That matters for lending in a specific way. Health sector income is often a base salary plus shift penalties, overtime and allowances, and lenders treat each of those components differently. Getting the income presentation right is usually worth more than chasing the last few basis points on a rate.

Shift income, and how lenders read it
A Westmead nurse on a base of $85,000 who actually earns $118,000 with penalties and overtime is a completely different applicant depending on which lender assesses the file. Some count 100% of shift allowances where they are regular and evidenced across two years. Others shade overtime to 80%, and a few to 50%. On a $33,000 variable component that spread is worth roughly $150,000 of borrowing capacity.
The same applies to contract and locum work. Twelve months in the same role with a continuing contract reads very differently to a lender than the same income described as casual. We spend the time on how the income is presented, with the right payslips and an employment letter, because on a health precinct file that is where the capacity actually comes from.
What the 1.06% vacancy rate means
It is the tightest in the Parramatta area and it is structural rather than cyclical. Hospital staff, registrars on rotation, students and visiting families all need accommodation within walking distance. For an investor, that supports rent and reduces vacancy risk. For a first home buyer, it means competing with investors who are buying the same one and two bedroom stock.
Development and the Low and Mid-Rise reforms at Westmead
Westmead is one of the 171 nominated centres under the NSW Low and Mid-Rise housing policy, which commenced in its second stage on 28 February 2025. Within 800 metres walking distance of Westmead station, non-discretionary development standards apply that a consent authority cannot refuse a proposal for failing to meet.

Two practical cautions. First, the distance is walking distance, so lots that look close on a map can fall outside. Second, permissibility under the state policy does not automatically bring the complying development pathway with it, and part of Westmead sits in the Cumberland local government area where the council instrument is more restrictive. A site that is DA approvable at 12 metres of frontage may still be ineligible for complying development, which is a 90 to 120 day difference in your construction loan timeline.
The Westmead Place Strategy guides development in the precinct to a 2036 horizon but does not itself rezone land. Any uplift beyond the standard controls requires a planning proposal.
