Lending in Parramatta
Parramatta 2150 is a unit market. Over the 12 months to June 2026 there were 948 unit sales against just 35 house sales, with a median unit price of $623,000 returning a gross yield of 5.77%, and a median house price of $1,610,000 returning 2.40%. For lending, that means the questions that matter here are apartment size, building age, postcode concentration limits and lender exposure caps, far more than they are in a detached market.
LoanBuddy is based at Suite 19, 103 George Street, Parramatta. Shane Heness has been broking for eight years and has been investing in property himself since 2015. This is the only suburb page on this site where we actually have an office, and we say so plainly rather than implying a presence everywhere.
Parramatta sits at the centre of the Western Sydney corridor we work in. Sydney Metro West will deliver a Parramatta station with a target opening of 2032, tunnelling having completed in March 2026, and Parramatta Light Rail Stage 1 is operating with Stage 2 progressing. Those projects support the long-run case for the area, but they are not what gets a loan approved.

Median prices, rents and yields sourced from Your Investment Property (CoreLogic data), 12 months to June 2026. Figures are suburb medians and are not a valuation of any individual property. The Parramatta house median rests on only 35 sales and different data providers disagree on it by more than $300,000. Treat it as indicative and rely on a specific valuation.
What the numbers mean for a loan application
The 5.77% unit yield against a 2.40% house yield is the whole story of this postcode. Investors buying units here are close to cash flow neutral before tax, which is unusual in Sydney and is why Parramatta units attract investors from across the country.
The lending consequence is concentration. Where a single apartment building or postcode carries a lot of investor stock, lenders apply exposure limits, restricting how many loans they will write in one building or one postcode. That limit is invisible until a valuation comes back with a restriction on it. We check a building against lender policy before an offer goes in rather than afterwards.
The second consequence is internal size. Most lenders want at least 50 square metres of internal living area, excluding balcony and car space, before they will lend at standard LVRs. A number of older Parramatta studios and one bedders fall under that line, which changes the deposit required from 10% to as much as 35% depending on the lender.
Building, subdividing and developing in Parramatta
Parramatta Local Environmental Plan 2023 came into force on 2 March 2023, consolidating the former Parramatta, Auburn, Holroyd, Hornsby and Hills instruments. It sets a consistent minimum subdivision lot size of 550 square metres across residential zoned land, other than R2 land in the former Hills area which retains 700 square metres.
Two things matter if you are financing a build or a dual occupancy here:
- The Dual Occupancy Prohibition Map. Parramatta LEP 2023 carries a map restricting dual occupancy on certain land. It has to be checked lot by lot, not suburb by suburb.
- Permissibility does not bring complying development with it. Since 1 July 2024 the state Housing SEPP has made dual occupancy permissible in R2 zones across NSW, and City of Parramatta is not one of the excluded councils. But where a lot is caught by council prohibition, the complying development pathway is closed and the job runs as a full development application instead, which is months rather than weeks. That difference belongs in your construction loan timeline from the start.
Parramatta CBD is not a designated Low and Mid-Rise housing area and is not in a Transport Oriented Development precinct, so the 450 square metre and 12 metre non-discretionary standards that apply near Westmead and Granville stations do not apply here.
Heritage and archaeology controls are unusually significant in Parramatta. The DCP carries a dedicated heritage and archaeology part, and an archaeological requirement on a site can add both cost and months to a build program. Flood affectation from the Parramatta River catchment is also mapped, and a 2024 Parramatta River Flood Study applies. The section 10.7 planning certificate is the document that settles both questions for a specific address, and we ask for it early.
Common situations in Parramatta
Investor buying a unit for yield
Close to cash flow neutral is achievable here on a 5.77% gross yield. We check the building against lender exposure limits and internal size policy before you make an offer, because a valuation restriction discovered after exchange is an expensive surprise.
Owner occupier priced out of the inner west
Parramatta buys more floor space than anywhere at a comparable commute. We work out what you can borrow across the panel rather than taking one bank's number as the answer.
Homeowner rolling off a fixed rate
Plenty of Parramatta owners fixed in 2021 and 2022. We compare the reversion rate against the full market and move the loan where the numbers justify it.
Business owner buying premises through super
Parramatta has a deep small office and commercial market. Borrowing to buy business real property through an SMSF is still permitted after the LRBA changes, and it is a strategy we run regularly.
Family planning a knockdown rebuild
Older stock on good land is the classic Parramatta rebuild case. We check the Dual Occupancy Prohibition Map and the flood and heritage position before pricing the construction facility.
First home buyer using a guarantee or the scheme
Units below the First Home Guarantee cap are still available here. We confirm eligibility and match you to a lender comfortable with the building.
