Lending in Merrylands

Merrylands 2160 is the only suburb in the inner Parramatta corridor with a genuinely deep house market: 249 house sales in the 12 months to June 2026, against 35 in Parramatta and seven in Harris Park. The median house is $1,425,000 renting at $750 a week for a 2.90% gross yield, and the median unit is $541,000 at $610 for 5.86%. Merrylands is not a Low and Mid-Rise area and not a TOD precinct, so dual occupancy here generally runs as a development application rather than complying development.

Merrylands is where families in this corridor actually buy houses. With 249 house sales across the year it has more genuine house transactions than Parramatta, Westmead, Harris Park and Granville combined, and it is the one suburb in the group where the published median is statistically defensible.

Two independent providers agree on the Merrylands medians to the dollar, which almost never happens. That makes it a useful benchmark suburb for anyone trying to work out what their money buys in Western Sydney.

Median prices, rents and yields sourced from Your Investment Property (CoreLogic data), 12 months to June 2026. Figures are suburb medians and are not a valuation of any individual property. Two independent providers publish identical medians for Merrylands, which is unusual and reflects the depth of the sales sample. Vacancy rate from HTAG Analytics, period not published.

Why the depth of the sample matters to you

A valuer looking at a Merrylands house has hundreds of recent comparable sales to work from. A valuer looking at a Harris Park house has seven. That difference shows up as valuation risk, and valuation risk is the single most common reason a loan approved in principle falls over at the last step.

In practice it means Merrylands purchases are more predictable to finance. The valuation is more likely to come in at contract price, the lender is more likely to accept it without a second opinion, and the deposit you planned for is more likely to be the deposit you need.

The house and unit gap

At $1,425,000 for a house and $541,000 for a unit, Merrylands has a wide spread between the two, and the yields reflect it: 2.90% for houses against 5.86% for units. Investors almost always land on units here. Families almost always land on houses. The interesting middle is a house bought with a dual occupancy or granny flat strategy attached, and that is where the planning position below becomes the deciding factor.

Dual occupancy in Merrylands: permissible, but not fast

Since 1 July 2024, dual occupancy has been permissible with consent in R2 zones across NSW under the Housing SEPP, and Cumberland City is not one of the four excluded councils. So the answer to "can I" is generally yes.

The answer to "how fast" is the part that matters for a construction loan.

  • Merrylands is not a Low and Mid-Rise housing area. The 171 nominated centres include Westmead, Granville and Auburn, but not Merrylands. The 450 square metre and 12 metre non-discretionary standards therefore do not apply here.
  • Council controls govern the built form. Cumberland LEP 2021 applies, and much of Cumberland's residential land is R2 where dual occupancy is not a permitted use under the council instrument itself.
  • Complying development is not automatic. The complying development pathway requires the council's own instrument to permit the use. Where permissibility comes only from the state override, the project runs as a full development application. Reported timeframes for a clean duplex DA in Cumberland are 90 to 120 days.

That three to four month approval window has to sit inside your finance timeline. Loan approvals typically expire at 90 days. A client who gets finance approved and then starts the DA is very often re-applying for finance at a new assessment rate before the approval arrives. We sequence it the other way around.

Heritage conservation areas exist in Merrylands East, and heritage listing removes the state dual occupancy override entirely. Parts of Merrylands also fall within the Duck River catchment where flood mapping applies. The section 10.7 planning certificate resolves both.

Who we help

Common situations in Merrylands

Family buying a house in a deep, predictable market

Merrylands houses value cleanly because there are hundreds of comparable sales. That is worth more than most buyers realise, because valuation shortfalls are the most common late-stage loan failure.

Investor buying units for yield

At 5.86% gross on a $541,000 median, Merrylands units sit just behind Granville and Harris Park. Days on market of 25 tells you the rental and resale demand is genuine.

Owner planning a duplex on a wide block

Permissible, but development application only, at a reported 90 to 120 days. We sequence the finance around the approval rather than letting a 90 day loan approval expire waiting for council.

Long-term owner with an unreviewed loan

Merrylands has a lot of owners who bought fifteen or twenty years ago and have never refinanced. A rate review costs nothing and the equity position is usually stronger than people assume.

First home buyer stretching to a house

Merrylands is one of the few places in the corridor where a house under the First Home Guarantee cap is still occasionally findable, usually needing work. We tell you honestly whether the numbers reach.

Buyer looking at a granny flat for extra income

A secondary dwelling is a different pathway to a dual occupancy and is often faster. Lenders treat the rental income from it differently too, and not all of them count it.

FAQ

Common questions from Merrylands clients

Generally yes, but as a development application rather than complying development. Dual occupancy has been permissible in R2 zones across NSW since 1 July 2024 and Cumberland is not an excluded council. However Merrylands is not a Low and Mid-Rise area, and where permissibility comes from the state override rather than the council instrument, the complying development pathway is not available. Reported DA timeframes are 90 to 120 days for a clean application.
Sample size. Merrylands recorded 249 house sales in the 12 months to June 2026. Parramatta recorded 35 and Harris Park seven. A median built on 249 transactions describes a market. A median built on seven describes seven houses. Two independent providers publish identical Merrylands figures, which is a good sign.
Reported timeframes are 90 to 120 days for a clean development application. It matters because most loan approvals expire at 90 days. Clients who get finance approved first and then lodge the DA frequently have to re-apply at a new assessment rate before council decides. We sequence the approval and the finance so that does not happen.
Parts of it, in the Duck River catchment. Flood affectation does not usually stop a standard purchase or loan, but it can affect the valuation and insurance, and certain flood prone land is excluded from the state dual occupancy provisions. The section 10.7 planning certificate for the address is the document that answers it.
On a $1,425,000 median, 20% is $285,000 plus around $65,000 of stamp duty and costs. With lender's mortgage insurance you could get in on 10%, and a family guarantee can remove the insurance. Which of those is right depends on your income and what else you are planning to buy.
