Granville 2142 has the highest gross unit yield in the Parramatta corridor at 6.18%, on a median unit price of $531,000 renting at $620 a week. It is also the fastest selling, at 26 days for houses and 28 for units. Granville station is a designated Low and Mid-Rise housing area, but much of the suburb sits in the Duck River and Duck Creek flood catchment, and flood affected land is expressly excluded from the state dual occupancy provisions.
Granville sits across two councils, Cumberland City and City of Parramatta, which is the first thing to establish for any development question because the applicable instrument depends on the lot, not the suburb.
The market here is tight. Stock on market sits at 0.25% with around two months of inventory, against roughly three months for a balanced market. Houses sell in 26 days and units in 28, the fastest of the five inner Parramatta suburbs we cover.

A genuinely two-sided market
Unlike Parramatta and Harris Park, Granville has a real house market as well as a unit market. Eighty house sales across the year is enough for the median to mean something, and at $1,300,000 with a 2.99% yield it is the strongest house yield of the inner Parramatta group.
That makes Granville one of the few suburbs in the corridor where a dual occupancy or knockdown rebuild strategy is worth investigating on the numbers. Whether it is possible on a given lot is a different question, and it usually comes down to flood mapping.
What the speed of the market means for finance
At 26 days on market, Granville does not wait for slow finance. A pre-approval that is current, properly assessed and from a lender that will actually honour it is worth more here than a slightly better rate from a lender that takes three weeks to look at a file. Flood mapping, Low and Mid-Rise status and what you can build
Granville station is one of the 171 nominated centres under the NSW Low and Mid-Rise housing policy, so within 800 metres walking distance the non-discretionary standards apply: 450 square metres and 12 metres of frontage for a dual occupancy, at 0.65:1 floor space ratio and 9.5 metres of height.

Granville sits in the Duck River, Duck Creek and A'Becketts Creek catchment. Cumberland has run an overland flood study for the catchment, and flood planning levels are a live constraint on a meaningful share of lots. Historically, Duck Creek flooding severed parts of Granville in 1974.
The practical order of operations is: get the section 10.7 certificate, check the flood notation, then decide whether a development angle is worth paying a designer for. We have seen clients spend $15,000 on plans for a lot that was never eligible.
A planning framework for the Granville town centre has been consulted on by Cumberland and submissions are under review. Published height and floor space figures were not available at the time of writing.
