Lending in Castle Hill
Castle Hill 2154 is the most expensive suburb on this site, with a median house price of $2,560,000 on 422 sales and a median unit of $1,030,000 on 319 sales in the 12 months to June 2026. Units grew faster than houses over the year at 5.48% against 3.33%, consistent with metro-led apartment demand from the Castle Hill and Hills Showground stations. The suburb straddles The Hills Shire and Hornsby Shire, so which local environmental plan applies depends on the lot.
Castle Hill is the wealthiest market we cover, with a median household income of $2,551 a week, around 146% of the national median. Chinese ancestry is the second largest group after English at 20.2%, and 74% of dwellings are separate houses.
Two Sydney Metro Northwest stations opened here in May 2019, Castle Hill and Hills Showground. The unit market has responded more strongly than the house market, growing 5.48% over the year to June 2026 against 3.33% for houses.

Median prices, rents and yields sourced from Your Investment Property (CoreLogic data), 12 months to June 2026. Figures are suburb medians and are not a valuation of any individual property. Providers disagree materially here. One puts the house median at $2,436,000 and falling 1.87%, against $2,560,000 and rising 3.33% shown. House rent is quoted between $838 and $975, a 16% spread wide enough to change a servicing calculation.
At this price point, lender selection is the whole exercise
A $2,560,000 purchase with a 20% deposit is a $2,048,000 loan. Assessed at roughly three percentage points above the actual rate, that loan is tested at a monthly repayment around $16,500 rather than the $12,300 you would actually pay. Very few households clear that on income alone.
Which means Castle Hill files almost always turn on the details: how bonuses and commissions are treated, whether share vesting counts, how existing investment debt is assessed, whether a trust distribution is counted, and how much of the rent from an existing portfolio survives shading. Two lenders reading the same file routinely land $400,000 apart at this level.
The unit market is the growth story
Units grew 5.48% against 3.33% for houses, and at $1,030,000 with a 4.04% gross yield they are the better yielding asset by a wide margin. The caution is the vacancy rate, reported at 2.15%, the highest of the Hills suburbs other than Norwest. Metro-adjacent apartment supply has been substantial, and lender exposure limits on individual buildings apply here as they do anywhere with concentrated new stock.
Two councils, one suburb, and what you can build
Castle Hill is split between The Hills Shire and Hornsby Shire. Which local environmental plan applies, and therefore which minimum lot size, is an address-level question settled by the section 10.7 planning certificate. This is not a technicality. The two instruments differ, and a feasibility built on the wrong one is worthless.
Castle Hill station and town centre is a nominated Low and Mid-Rise centre. Within 800 metres walking distance, the non-discretionary standards apply: 450 square metres and 12 metres of frontage for dual occupancy, 500 square metres and 18 metres for terraces, and 600 square metres for multi dwelling housing, all at 9.5 metres height.
Outside that band, The Hills LEP minimums of around 600 square metres attached and 700 detached govern. Given typical Castle Hill lot sizes, more sites clear that hurdle here than in most of the corridor, which makes Castle Hill one of the more genuine dual occupancy markets we cover. The economics are a separate question: at a $2,560,000 median, the land cost per dwelling is high enough that the numbers need to be run carefully rather than assumed.
Castle Hill is not in a Transport Oriented Development precinct. The two Tier 1 TOD precincts in The Hills Shire are Bella Vista and Kellyville, managed as a combined precinct in the Sydney Metro Northwest Urban Renewal Corridor, with masterplans finalised in November 2024.
Bushfire prone land and heritage listings both apply in parts of Castle Hill. Either removes the complying development pathway, and bushfire prone land is an express exclusion from the state dual occupancy provisions. Council publishes bush fire prone land mapping and an interactive map.
Common situations in Castle Hill
Executive household buying at the top of the market
Bonuses, commissions and vested equity are treated very differently between lenders. At this loan size that variation is worth hundreds of thousands of dollars of capacity.
Investor buying a metro-adjacent apartment
Units grew 5.48% over the year and yield 4.04%, both ahead of houses. The caution is a 2.15% vacancy rate and lender exposure limits on buildings with concentrated new stock.
Owner of a large lot considering a duplex
Castle Hill lots more often clear The Hills 600 to 700 square metre minimum than lots elsewhere in the corridor, which makes it a genuine market. The economics need running at this land cost.
Upgrader who needs to buy before selling
At this price point a chain is hard to coordinate. Bridging with capitalised interest removes the repayment pressure, and the 36 day sale time keeps the exposure window manageable.
Self-employed professional with a complex structure
Multiple entities, trusts and retained company profits are common here. Which lender counts what is the deciding factor, not the headline rate.
SMSF trustee looking at commercial property
Hills business owners frequently have the fund balance to consider buying their own premises. That strategy remains available after the LRBA changes.
