Lending in Campbelltown

Campbelltown 2560 has the best house yield of any suburb on this site at 3.33%, on the lowest median house price at $1,017,000 renting at $620 a week. It is also the fastest market, at 20 days on market for houses and 17 for units, with the strongest population growth at 31.92% between the 2016 and 2021 Censuses. Campbelltown, Glenfield, Ingleburn, Macarthur and Minto are all nominated Low and Mid-Rise centres.

Campbelltown is where the numbers work best for an investor running a servicing calculation. The lowest entry price we cover, the best house yield, the fastest sale times, and 9.65% house growth with 8.17% for units over the year.

One data caution up front. The Campbelltown figures below cover the 12 months to May 2026, one month behind the other suburbs on this site. That is how the source publishes it, and we would rather say so than quietly present it as the same period.

Why the yield matters more than the growth

A 3.33% gross house yield does not sound dramatic. In a servicing calculator it is decisive. Compare Campbelltown against Castle Hill on a like for like basis: a $1,017,000 Campbelltown house at $620 a week against a $2,560,000 Castle Hill house at $975.

Illustrative only, at a 9% assessment rate on 30 year principal and interest with 20% rental shading. Lender assessment rates, shading and repayment calculations vary and change. Not a quote.

Three Campbelltown purchases cost a borrower roughly the same capacity as one Castle Hill purchase. For an investor building a portfolio rather than buying a home, that is the entire argument, and it is why Campbelltown keeps appearing in portfolio strategies for clients who live nowhere near it.

A 20 day market

Campbelltown houses sell in 20 days and units in 17, the fastest of every suburb we cover. Population grew 31.92% between the 2016 and 2021 Censuses, the strongest growth in the group. Pre-approval before you start looking is not advice here, it is the entry requirement.

Dual occupancy and subdivision in Campbelltown

Campbelltown has the broadest Low and Mid-Rise coverage of any council in this corridor. Campbelltown, Glenfield, Ingleburn, Macarthur and Minto are all nominated centres, which means five separate 800 metre walking catchments where the state non-discretionary standards apply: 450 square metres and 12 metres of frontage for dual occupancy at 0.65:1 floor space ratio and 9.5 metres of height.

Outside those catchments, Campbelltown LEP 2015 governs through a Dual Occupancy Lot Size Map rather than a single figure, so the minimum is read off the map for the specific lot.

Subdivision is the more useful provision here. Campbelltown LEP 2015 clause 4.1B(3) permits subdivision in R2 where a dual occupancy exists or is concurrently approved and each resulting lot will be at least 300 square metres. Separately, for consents granted on or after 28 February 2025 in R1, R2 and R3, the state reforms mean subdivision cannot be refused where each resulting lot is at least 225 square metres and 6 metres wide, with lawful road access and no battle-axe configuration.

For a construction facility, the subdivision provision is what changes the economics. A duplex that can be Torrens subdivided produces two separate securities, which means two independent valuations, two saleable assets and a materially different exit. A duplex that cannot be subdivided is one security with two dwellings on it, and lenders value it accordingly.

Who we help

Common situations in Campbelltown

Investor building a portfolio on servicing

The best yield to price combination we cover. Three Campbelltown purchases cost roughly the same borrowing capacity as one Castle Hill purchase.

First home buyer wanting a house rather than a unit

At a $1,017,000 median, Campbelltown is the most reachable house market in the corridor. A 20 day market means pre-approval first, looking second.

Owner planning a duplex with a subdivision

The subdivision provision is what makes the numbers work here. Two titles is a different asset and a different exit to one title with two dwellings.

Buyer moving out from the inner south west

Campbelltown grew 31.92% in population between Censuses. Plenty of that is people making exactly this move, and the finance question is usually whether to sell first or bridge.

Investor who has hit a servicing wall elsewhere

This is often where the next purchase becomes possible. We map which lender takes which purchase rather than going back to the same one.

Family building new in the Macarthur growth areas

House and land in this corridor means two contracts, title registration risk and progressive drawdowns. We approve land and construction together wherever we can.

FAQ

Common questions from Campbelltown clients

Servicing. At a $1,017,000 median renting at $620 a week, the gap a lender deducts from your borrowing capacity is around $4,400 a month. The equivalent Castle Hill purchase deducts around $13,100. Three Campbelltown purchases cost roughly the same capacity as one Castle Hill purchase, which is why it appears in portfolio strategies for clients who live nowhere near it.
Often yes, and it is the provision that makes the numbers work. Campbelltown LEP 2015 clause 4.1B(3) permits subdivision in R2 where a dual occupancy exists or is concurrently approved and each resulting lot is at least 300 square metres. Under the state reforms, for consents from 28 February 2025, subdivision cannot be refused where each lot is at least 225 square metres and 6 metres wide with no battle-axe configuration.
Yes, substantially. Two Torrens titles means two separate securities, two independent valuations and two saleable assets, which changes both the lending and the exit. One title with two dwellings is a single security and lenders value and lend against it accordingly. If subdivision is part of the plan, it needs to be in the finance structure from the start.
The fastest we cover. Houses sell in about 20 days and units in 17. Population grew 31.92% between the 2016 and 2021 Censuses, the strongest in the group. Pre-approval before you start looking is the practical entry requirement, not a nice-to-have.
No, and we would rather say so. The Campbelltown data covers the 12 months to May 2026. Every other suburb on this site uses the 12 months to June 2026. That is how the source publishes it. It makes no practical difference to a decision but it means the figures are not strictly like for like.
