Lending in Blacktown

Blacktown 2148 has the best entry price to yield combination in the corridor: a median house of $1,171,000 renting at $650 a week for a 3.06% gross yield, with 476 house sales in the 12 months to June 2026. It is also the fastest selling, at 28 days for houses and 27 for units. Dual occupancy was prohibited in Blacktown R2 zones under the council instrument until the state reform of 1 July 2024 overrode it, and council has since published its own guidance on the new position.

Blacktown is the deepest transactional market on this site. With 476 house sales and 402 unit sales across the year, it is the one place in Western Sydney where you can look at the data and be confident it is describing something real.

It also has the youngest population of the suburbs we cover, at a median age of 34, and a large Indian and South Asian buyer and renter base. Around 48% of residents drive to work and only 8% use public transport, which tells you the market is detached, family oriented and car dependent rather than apartment led, despite the unit sales volume.

Median prices, rents and yields sourced from Your Investment Property (CoreLogic data), 12 months to June 2026. Figures are suburb medians and are not a valuation of any individual property. A second provider puts the Blacktown house median at $1,217,000, around 4% above the figure shown, while agreeing almost exactly on rent. Vacancy in the suburb is reported at 1.46%.

The yield-to-price case

At $1,171,000 with a 3.06% gross house yield, Blacktown offers something the inner corridor does not: a detached house that comes closer to paying for itself. Parramatta houses yield 2.40%, Westmead 2.30% and Castle Hill 2.24%. Blacktown is the highest house yield of every suburb on this site other than Campbelltown.

For an investor running a servicing calculation, that difference compounds. On a $900,000 loan, the gap between a 2.4% and a 3.1% yield is roughly $12,000 a year of rent, and in a lender's calculator, after rental shading, still around $9,500 a year of assessable income. Across a portfolio, that is what decides whether you can buy the next one.

A 28 day market with young buyers

Blacktown houses sell in 28 days and units in 27. The buyer base skews young and first home buyer heavy. Practically, that means competition for well presented stock under the First Home Guarantee cap is intense, and finance readiness matters more than negotiating skill. We tell Blacktown clients to have the pre-approval done before the first Saturday of inspections.

Duplexes in Blacktown: what changed on 1 July 2024

This is the most consequential planning change of the last few years for Blacktown property owners, and a lot of the advice still circulating is out of date.

Blacktown Local Environmental Plan 2015 historically prohibited dual occupancy in R2 Low Density zones, permitting it only in R3. R3 land in the LGA covers Blacktown, Seven Hills, Prospect, Toongabbie, Pendle Hill and Lalor Park.

From 1 July 2024, the NSW Housing SEPP made dual occupancy and semi-detached dwellings permissible with consent in R2 zones across the state, and because a state policy prevails over a local plan, that override applies in Blacktown. Blacktown City is not one of the four excluded councils. Council has since published a dedicated fact sheet on R2 dual occupancy, now in a second version, which is the authoritative document for any specific proposal.

Blacktown dual occupancy, the current position
QuestionAnswer
Permissible in R2?Yes, since 1 July 2024, under the state Housing SEPP
Was it permissible before? No. Blacktown LEP 2015 prohibited it in R2, permitting it only in R3
Low and Mid-Rise area?Yes at Blacktown station and town centre, and at Seven Hills, Doonside and Mount Druitt
Transport Oriented Development precinct?No
State non-discretionary standards near the station450 m² lot, 12 m frontage, 0.65:1 FSR, 9.5 m height
Subdivision minimum under the state reforms225 m² per resulting lot, 6 m wide, no battleaxe lots

Council publishes the Low and Mid-Rise mapping on its public GIS, with the inner and outer 400 and 800 metre bands shown as separate layers. Because the distance is measured as a walking route, checking the actual address rather than eyeballing a map is not optional.

Two site conditions matter for a build budget here. Reactive clay is widespread across the Blacktown local government area and routinely requires engineered footings. Flood, bushfire and biodiversity overlays apply particularly in the north-western parts of the LGA, and bushfire prone land is an outright exclusion from the state dual occupancy provisions, not merely a design constraint.

Who we help

Common situations in Blacktown

Investor after the best yield-to-price in the corridor

A 3.06% house yield at a $1,171,000 median is the strongest detached combination in the inner and middle ring. We structure the loan so this purchase does not block your next one.

First home buyer using the First Home Guarantee

Blacktown units sit well under the cap and some houses reach it. Competition is strong and the market moves in 28 days, so pre-approval before inspections is the practical requirement.

Owner who was told they could not build a duplex

That was true before 1 July 2024 and is no longer the general position. Blacktown R2 dual occupancy is now permissible under the state policy. Council has published a fact sheet setting out how it assesses them.

Family building new in a Blacktown release area

House and land in this LGA means two contracts, two valuations and title registration risk. We approve land and construction together wherever the lender allows it.

Investor with a portfolio hitting a servicing wall

Blacktown is often where the next purchase becomes possible again, because the yield does more work in the calculator. We map which lender takes which purchase before you start.

Self-employed buyer in a young business

Blacktown has a high proportion of small business owners with short trading histories. Alt doc lending covers twelve months of ABN registration in many cases.

FAQ

Common questions from Blacktown clients

Yes, since 1 July 2024. Blacktown LEP 2015 previously prohibited dual occupancy in R2, permitting it only in R3 areas such as Blacktown, Seven Hills, Prospect, Toongabbie, Pendle Hill and Lalor Park. The NSW Housing SEPP overrode that prohibition statewide and Blacktown is not an excluded council. Council has published a dedicated R2 dual occupancy fact sheet, now in its second version.
Yes. Blacktown station and town centre is a nominated centre, as are Seven Hills, Doonside and Mount Druitt. Within 800 metres walking distance the non-discretionary standards are 450 square metres, 12 metres of frontage, 0.65:1 floor space ratio and 9.5 metres of height. Council publishes the mapped bands on its public GIS.
Lower entry price against solid rent. Blacktown's median house is $1,171,000 renting at $650 for 3.06% gross. Parramatta's is $1,610,000 renting at $750 for 2.40%. For an investor running a servicing calculation across a portfolio, that difference is often what decides whether the next purchase is possible.
Frequently, yes. Reactive clay soils are widespread across the Blacktown local government area and commonly require engineered footings, which is a genuine line item in a construction budget rather than a rounding error. A soil classification report before you sign the build contract removes the uncertainty.
Houses sell in about 28 days and units in 27, the fastest of the inner corridor suburbs we cover. With 476 house sales and 402 unit sales across the year it is also the deepest market, which makes valuations more predictable. Have finance pre-approved before you start inspecting.
